Silent Valley Approval Criteria

The following is a list of the items that we are looking for while processing your application:

Your household income must be provable and sufficient for the home you are applying for. We require the most recent paycheck stub or other verification letter such as child support award letter or Social Security award letter. We will also accept bank deposit statements for those who get paid in cash.

You must not have any serious criminal history. Sex offenses or registered sex offenders will not be approved. All felony charges will be closely reviewed and the application may be denied on the basis of criminal charges.

Rental history must be verifiable. Previous rental history with Silent Valley will be reviewed if necessary. Evictions, judgments, and broken leases will be taken into consideration based on length of time since occurrence. We reserve the right to deny an application based on prior unsatisfactory rental history.

Silent Valley will pull a credit report on each applicant/occupant that is 18 years or older. We do not require a certain credit score for leasing purposes, but we do look at the items on the credit report for judgments, apartment/rental collection, auto or home repossessions & utility collection to see your payment history. Credit scores of 600 or better may qualify for purchase options.

If you have no rental and/or credit history, we reserve the right to base our decision on income, criminal history and personal references, but if we approve your application, we may require a co-signer that can meet the above criteria and/or we may require a double deposit. Any rent specials that we have may not be available to you.

Once all information has been submitted, your application can take up to 7 days to process .
